FAQs

1. What costs are included in the total project estimate?

The total includes shell, foundation, roof, walls, MEP, sprinklers, office fit-out, mezzanine, site preparation, permits, overhead, contingency, taxes, and land.

2. Why is wall cost based on wall area instead of floor area?

Wall packages usually scale with perimeter and height. A taller warehouse needs more cladding, framing, insulation, and installation labor even when floor area stays unchanged.

3. Should I include land in every estimate?

Include land when you want the full project budget. Exclude it when comparing only construction alternatives across multiple building designs or vendor proposals.

4. What contingency percentage is reasonable?

Many early budgets use 5% to 15%. Higher uncertainty, poor site information, or volatile material markets usually justify a larger contingency allowance.

5. Can office space and mezzanine be used together?

Yes. The calculator prices them separately because office fit-out and mezzanine construction often carry very different finishes, structural loads, and service requirements.

6. Why does cost per square foot matter?

It helps compare projects quickly. A lower unit cost can indicate better scale efficiency, but design quality and site conditions still matter.

7. Does a taller building always cost more?

Usually yes. Greater height increases wall area, structural demand, lift equipment needs, and installation complexity, especially for high-bay storage facilities.

8. Can this calculator replace contractor bids?

No. It is a planning tool. Final budgets should be confirmed with local contractors, engineers, suppliers, taxes, codes, and site-specific design details.
