Formula Used

1) Operating Cost per Night
Operating Cost = Base Cost + Overhead Cost + Amenity Cost
2) Target Net Rate
Target Net Rate = Operating Cost × (1 + Markup % ÷ 100)
3) Market Multiplier
Market Multiplier = (1 + Seasonal Adjustment % ÷ 100) × (1 + Occupancy Adjustment % ÷ 100)
4) Recommended Public Rate Before Tax
Public Rate = (Target Net Rate ÷ ((1 - Commission %) × (1 - Discount %))) × Market Multiplier
5) Guest Selling Rate Before Tax
Guest Rate Before Tax = Public Rate × (1 - Discount %)
6) Net Revenue and Profit
Net Revenue = Guest Rate Before Tax - Commission Amount
Profit = Net Revenue - Operating Cost
7) Final Guest Rate After Tax
Final Guest Rate = Guest Rate Before Tax + Tax Amount

This setup is useful when the hotel must protect margin after discounts and OTA commissions, not just before them.

Frequently Asked Questions

1) What does markup pricing mean in hotels?

Markup pricing starts with cost, then adds a target uplift. In hotels, this usually includes room servicing cost, overhead, amenities, and required profit expectations.

2) Why include channel commission?

OTA and marketplace commissions reduce the net revenue the property keeps. Ignoring commission can make a seemingly profitable room rate underperform in reality.

3) Why does the calculator separate tax from profit?

Taxes are often collected from the guest and passed through later. They affect the final billed price, but usually do not represent operating profit.

4) What is the break-even public rate?

It is the lowest pre-tax public selling rate that covers all entered costs after discount and commission effects. Anything below that level produces a loss.

5) What is occupancy adjustment used for?

Occupancy adjustment lets you increase or decrease the recommended price based on expected demand pressure. Stronger occupancy often supports a higher selling rate.

6) Can this calculator help with group bookings?

Yes. Enter the room count and nights for the group stay. The calculator scales total invoice value, cost, commission, net revenue, and projected profit.

7) Is markup the same as margin?

No. Markup compares profit against cost. Margin compares profit against revenue. Both are useful, but they answer different pricing questions.

8) Why is the effective markup different from the target markup?

Seasonal adjustments, occupancy changes, commissions, and discounts all shift the final outcome. Effective markup shows what the business really earns after those effects.
