The calculator converts field observations into a repeatable priority signal. Condition, disturbance, and exposure are rated from 1 to 5, then multiplied to form a base score (1–125). A fiber factor reflects sample type, while a quantity factor scales risk using affected area. The combined score supports clear comparisons across locations, especially when multiple assets compete for inspection time and budget. Threshold bands translate the score into Low, Medium, High, or Critical priorities.
Register updates often fail on timing, not intent. By adding an inspection interval in months to the last inspection date, the tool produces a next due date and a days-to-due figure. Overdue items are flagged automatically in the status message. This helps planners prioritize reinspection before refurbishment, enabling safer task sequencing and better contractor coordination. It also highlights missing inspection dates for follow-up.
Teams need a quick, realistic estimate for controls. The cost module multiplies affected area by a unit rate and an action factor. Monitor carries a low factor, encapsulation raises costs modestly, and removal increases costs most. This approach is transparent enough for early planning, while still letting you refine rates using market quotes or framework pricing. Use separate rates for access, disposal, and clearance.

Yes. Select “None / not detected” for asbestos type. The tool will show “No asbestos detected” as the priority, helping you document sampling outcomes and avoid mixing non-ACM items with active controls.
Estimated cost = affected area × unit cost × action factor. The factors provide fast comparison between monitor, encapsulation, and removal. Replace the unit cost with your local rates for better planning accuracy.
Entries are stored in the server session for your current browser session. The CSV and PDF exports use that saved list. Use “Clear Saved Entries” when you want to start a new register extract.
