About This Remodel Review Tool
This calculator gives a planning screen for a Novato fire substantial remodel review. It focuses on floor area, added area, structural work, project value, and WUI status. It is a project worksheet. You can use it before design meetings and budget reviews.
Why Substantial Remodel Math Matters
A remodel can look small on paper, yet still affect a large share of the building. Structural changes often spread beyond one room. Walls, beams, roof framing, floor systems, foundations, and similar components can make adjacent rooms count as affected area. That is why this tool separates altered floor area, added area, structural area, and optional wall-line measurements. The largest ratio becomes the main trigger score.
Planning Around Fire Review
The calculator compares affected area against the existing floor area. It also compares project value against the replacement value entered by the user. Then it shows the highest percentage and the distance from the selected threshold. If the value is close to the limit, the page marks the project for early review. This helps owners avoid late design changes.
WUI And Sprinkler Notes
Projects in a Fire Hazard Severity Zone or Wildland Urban Interface area may need closer review. The tool raises the advisory level when WUI is selected. It also notes whether an existing sprinkler system is present. Additions to sprinklered buildings may need extension into new work. Unsprinklered buildings may need a separate plan review when the remodel becomes substantial.
Using The Result
Use the result as an early estimate. Keep a copy with drawings, cost notes, room lists, and structural descriptions. Update the numbers when plans change. Ask the fire prevention office or building official how they want affected areas documented. Their interpretation controls the permit outcome. This calculator is best for scoping, budgeting, and communication. It makes the threshold visible, but it does not replace official code review or stamped professional advice.
Good Data Improves Decisions
Measure existing floor area carefully. Count all rooms affected by structural changes. Exclude only items allowed by the reviewing authority. Keep roof-cover and exterior-finish work separate if your reviewer treats them differently. Save the CSV or PDF report before sending it to your designer, contractor, or permit consultant.
