Formula Used

The calculator uses a sliced band method. Each part of the price is taxed only inside its band.

Band tax = taxable slice × applicable rate

Total SDLT = purchase SDLT + lease rent SDLT

Effective rate = total SDLT ÷ property price × 100

First-time buyer relief uses 0% up to £300,000 and 5% from £300,001 to £500,000. If the price is above £500,000, standard bands are used.
