Formula Used
1) Transfer Basis
Transfer Basis = selected value from Sale Price, Assessed Value, Higher Value, or Custom Basis.
2) Flat Transfer Fee
Flat Transfer Fee = Transfer Basis × Flat Transfer Rate.
3) Progressive Transfer Fee
Progressive Transfer Fee = Sum of each tier amount multiplied by its tier rate.
4) Stamp Duty
Stamp Duty = Transfer Basis × Stamp Duty Rate.
5) Notary Fee
If percentage mode is selected, Notary Fee = Transfer Basis × Notary Rate. Otherwise, the fixed value is used.
6) Service Subtotal
Service Subtotal = Registration + Notary + Legal + Administrative + Mortgage Release + Tax Clearance + Miscellaneous.
7) VAT
VAT = Service Subtotal × VAT Rate.
8) Total Transfer Cost
Total Cost = Transfer Fee + Stamp Duty + Service Subtotal + VAT − Rebate.
9) Shared Cost Split
Buyer Share = Total Cost × Buyer Share %. Seller Share = Total Cost − Buyer Share.

Frequently Asked Questions
1) What does the transfer basis mean?
The transfer basis is the value used to calculate taxes and fees. Some jurisdictions use the sale price, some use the assessed value, and others use whichever value is higher.
2) When should I use the progressive method?
Use the progressive option when transfer charges increase in steps across value bands. Each band is taxed at its own rate, and the calculator totals all tier charges automatically.
3) Why are notary fees offered as fixed or percentage?
Some notaries charge a flat service amount, while others base their fee on the transfer value. The calculator supports both methods so your estimate can match local practice.
4) Does VAT apply to every cost item?
This version applies VAT only to service-related fees, not to transfer tax or stamp duty. That approach fits many workflows, but you can adapt the formula if local rules differ.
5) Can buyer and seller split the charges?
Yes. Enter the buyer share percentage, and the calculator assigns the remaining amount to the seller. This helps model negotiated closings and shared settlement arrangements.
6) What should I place in miscellaneous fees?
Use that field for survey costs, courier expenses, valuation copies, filing supplements, or other one-time closing items that are not covered by the standard fields.
7) Can this calculator replace a lawyer or registry quote?
No. It is a planning and estimation tool. Official amounts can change due to local laws, exemptions, caps, concessions, or document-specific handling charges.
8) Why does the result appear above the form?
The layout is designed to move your attention directly to the outcome after submission. That makes it easier to review totals, compare shares, and export the final breakdown.
