baseline_lighting_kWh = (fixtures × watts × hours_per_day × days_per_year) ÷ 1000
Energy saved (kWh/yr)
saved_kWh = baseline_lighting_kWh × lighting_reduction% 
          + baseline_HVAC_kWh × HVAC_reduction%
Money saved and investment metrics
gross_savings = saved_kWh × rate_per_kWh
net_savings   = gross_savings − annual_maintenance
upfront_cost  = sensors × (unit_cost + install_cost)
payback_years = upfront_cost ÷ net_savings

NPV = Σ[ net_savings_year_t ÷ (1 + discount_rate)^t ] − upfront_cost
