Formula used
- Gross commission = min( max( Sale price × Rate%, 0 ) − Discount, Cap if provided ).
- Side splits: Listing = Gross × L%, Buyer = Gross × (100% − L%).
- Referral fee per side = Side × Referral%.
- Agent vs Brokerage per side:
Agent side = (Side − Referral side) × AgentSplit%
Brokerage side = (Side − Referral side) − Agent side - Taxes = Gross × TaxRate%.
- Transaction fee is subtracted from the combined agent net.
- Agent net after fees and taxes = Agent(L) + Agent(B) − Taxes − Transaction fee.
Notes: This model assumes taxes apply to gross commission and that referral fees reduce the base before agent splits. Adjust if your agreement differs.

Yes. Set the listing split percentage. The buyer split is calculated as the remainder, supporting arrangements like 60/40 or 70/30.
Referral percentages reduce each side before the agent/brokerage split. This mirrors many referral agreements. Change the percentage to 0% if not applicable.
If your agreement caps the total commission, enter the cap. The gross commission will not exceed this value after discount is applied.
The transaction fee is taken from the combined agent net after splits, representing administrative or compliance costs borne by agents.
